Everything you need to know about Nottingham’s largest regeneration site

In case you haven’t heard, the landscape of the well-known 40-acre scrub land behind Biocity and the BBC building is set to change dramatically.

As a national PR agency, which happens to be based in Nottingham, we’re genuinely excited to be working on behalf of the team planning to transform the site.  

After many false dawns over the years, the site is now privately owned by developers who have carried out several months of consultation and site evaluation, extensive design work and discussions with city stakeholders.

What’s planned for the 40-acre site?

Outline plans have been drawn up for a mixed-use scheme that will create a new community and expand the Creative Quarter.

The team behind this development - Conygar, Lavignac and Future City - wants to breathe new life into the derelict site, transforming it into:

  • New homes (including affordable homes)

  • Grade A office space

  • Creative market space

  • A five-star hotel

  • Retail units

  • A ‘linear’ park and public realm

  • Community space

  • New student accommodation

Who owns the site?

The site is now owned outrightly by Conygar. 

The company has a proven track record of delivering this type of scheme, including Manchester’s Royal Mills.

How long could the site take to develop?

The site could take up to 10 years to develop in its entirety and the work will be phased.

It is intended to have the first phase of homes and offices completed by 2020.

Are there going to be any green spaces?

Green spaces are critical for creating a community, which is the vision for this site.

The design for the site includes a large ‘linear’ park and community space unlike anything else on the south side of the city, which will bring people to the side as a standalone feature.

What will happen to the warehouses on site?

The Great Northern Warehouse is a listed building and will form a key part of the site as the centre of the creative market space.

Similar hubs such as Birmingham’s Custard Factory are a fantastic example of a successful creative space built from former warehouses.

Nottingham would benefit from a space that can be seen as a headquarters for the city's creative industries.

How will this scheme benefit Nottingham?

This is an exciting mixed-use development which is unique, not just for Nottingham, but for the Midlands and the UK.

As one of the biggest privately-owned developments in the UK, this site is a real opportunity for Nottingham to leverage its strengths and set a firm foundation for future growth.

The construction process will create hundreds of jobs for the city both during and after the build and will bring much-needed homes to Nottingham.

Have people been consulted?

Nottingham City Council and all of the area’s key stakeholders have been consulted with to ensure this is a scheme that aligns with their vision for the city centre and that everyone can be happy with.

Two public exhibitions to inform the public and an event was hosted at the Creative Quarter to gather feedback on the plans.
